      • Determine & Agree to an attractive asking/list price for your home.
      • Perform a detailed walk through and advise you of any changes your home might need to get the highest and best offer as well as to enhance its value.
      • Review and complete all necessary paperwork in order to put your home on the market in the least amount of time.
      • Schedule and arrange a convenient time for interior and exterior photos as well as a professional virtual tour of your home.
      • Arrange showing times and days for the property as well as discuss ways to gain access to the property.(By appointment only or by electronic lockbox to facilitate access to property at all times.)
      • Install a well-recognized sign in front of the property for maximum exposure.
      • Place your home in the Miami Dade Board of Realtors computerized Multiple Listing Service with pictures and showing instructions.
      • Place your home on various websites in the internet such as Realtor.com, MyHomes.com, SouthFloridaHomes.com as well as my website, MiamiRealtyExperts.com.
      • Publish a property information brochure which will be immediately distributed throughout Miami-Dade County.
      • Design and Order full color, “Just Listed” oversized postcards for distribution around your immediate neighborhood as well as surrounding ones.
      • Create and send a huge database email flyer to enhance and encourage client showings and exposure.

      • Mail “Just Listed” announcements to 200 neighbors
      • Distribute your property information brochure to all agents in my office.
      • Distribute your property information brochure via email to top agents in the Miami Dade County area.
      • Distribute flyers to potential buyers.
      • Call/Follow up with all potential buyers.
      • Schedule open houses.
      • Promote your home at our weekly office meetings.
      • Advertise your home to Miami Dade current newspapers and magazines.
Follow-Up...
      • Update the marketing plan and pricing strategy if necessary.
      • Keep you informed and send you copies of all the ads that have been placed in an effort to maximize exposure.
      • Contact you in negotiating all offers in order to get the highest dollar value for your property and at the most favorable terms.
